General Terms and Conditions

Prices
All prices are per day for a minimum stay of 7 days with arrival and departure on Saturdays. Includes accommodation, bed linen, heating, water, gas and electricity, Cleaning (incl. final cleaning) and all fees and taxes, except local tax. The local tax amounts to €1.90 per person/day from the age of 14.

Discounts
In the low season, children up to the age of 6 stay free of charge in the parents’ apartment.

Payment
On-site, we accept cash payments up to €4,999.00 (in accordance with Italian law) as well as real-time bank transfers. We regret that card payment is not possible. You are welcome to pay the balance, including local tax, directly into our bank account in advance or during your stay.

Arrival and departure
Your apartment will be ready by 2 pm on the day of your arrival. Please vacate your apartment by 9 am on the day of your departure.

Booking

Your booking will be confirmed when the deposit has been paid (usually 3 nights accommodation, 50% original farmstead flats) and we have issued you with a booking confirmation. In addition, the following cancellation conditions apply:

In the unlikely event that something unexpected occurs and you are unable to start your trip for any reason, our cancellation policy is as follows:

  • Cancellations are free of charge up to 3 months before arrival.
  • For cancellations 3 months to 4 weeks before arrival, we charge a cancellation fee of 3 nights accommodation or 50% for the original farmstead apartments. If we can rent out the apartment to someone else, you will receive your deposit back, of course.
  • For cancellations within the last 4 weeks before arrival, late arrival, or early departure, we charge the full booking amount.

To save costs and minimise headaches, we strongly recommend our extremely affordable Roter Hahn Travel Cancellation Insurance.

Get peace of mind by taking out our Travel Cancellation Protection (example: trip price: €750 = premium of €39). Simply calculate the premium and take out the policy.

Südtirol Alto Adige Guest Pass
Upon completion of the accommodation contract, the Südtirol Alto Adige Guest Pass (consequently Guest Pass) will be issued to the guest, which according to the decision of the South Tyrolean regional government No. 732/2022, is valid for the entire duration of their stay as well as from 0:00 on the day of arrival unto 24:00 on the day of departure. The Guest Pass includes the use of all public transport within the “südtirolmobil” network area as well as additional services, which vary depending on the tourism organization. Detailed information can be found at: suedtirolguestpass.info The sole entity carrying the Guest Pass in South Tyrol is the Mobilitätskonsortium, appointed as the unified coordination point in accordance with the above decision of the South Tyrolean regional government by the Provincial Association of Tourism Organizations of South Tyrol on November 16, 2022.The details of the additional services associated with the Guest Pass and the conditions of use of the Guest Pass are communicated by the third party responsible for issuing and managing the Guest Pass.
